Mortgage offers are easier to compare when the requested loan amount, loan type, term, and approach to points or credits are consistent. A lower monthly estimate does not automatically mean a less expensive loan. Different assumptions about taxes, insurance, or upfront costs can change the comparison.

Start with the offer details

Place the Loan Estimates side by side and note the date each was issued. Identify whether the rate is locked and whether the offers describe the same product. Rates can change, so offers prepared at different times may reflect different conditions. The rate versus APR explanation helps explain two numbers buyers often confuse.

Separate lender pricing from estimates

Review lender charges and points alongside the estimated expenses associated with the property and closing. An unusually low tax or insurance estimate should prompt a question about its basis. It should not automatically be treated as a saving offered by that lender. Use the closing costs guide to keep the categories organized.

Write down the differences that matter

Create columns for upfront cash, monthly payment components, relevant fees, and the assumptions behind each figure. Add a notes column for unanswered questions. If a lender explains a difference, update the note rather than replacing the original document. Keeping both makes the reasoning easier to review later.

Compare fit as well as numbers

Ask how the lender communicates, what remains necessary for approval, and whether the proposed timeline is realistic for your transaction. No single figure captures every tradeoff. Consider how long you may keep the loan and how much cash you want to retain after closing, without assuming that a future refinance will be available.
