The company that collects your mortgage payments may change when servicing transfers. Review the notices, verify the new payment destination through trusted channels, and check how automatic payments will be handled. The mortgage originator and the company servicing the loan can have different responsibilities.
Keep the notices together
Record the effective date, the new servicer’s name, the payment instructions, and the contact information shown in the legitimate transfer notices. Retain your previous statement and payment records. The mortgage process overview describes the earlier transaction stages; servicing is the ongoing administration of the loan after closing.
Verify before changing a payment destination
Do not rely solely on an unexpected text or email asking you to send money elsewhere. Use an independently verified contact method to confirm the transfer and instructions. If the records conflict, ask the servicer to explain the discrepancy before following unfamiliar payment directions.
Review automatic payments
If your bank sends payments through online bill pay, the payee information may need to be updated. If the servicer withdraws payments automatically, ask how that arrangement is affected. Do not assume one system will automatically update another. Check the first payment record after the transition and keep the confirmation.
Maintain a simple loan folder
Store statements, transfer notices, escrow information, and records of important conversations in a secure place. Make a note of the date and subject when you contact the servicer. A personal budget remains useful too; the mortgage planning guide can help separate rough planning from the amount actually due under your loan.
Ask Michael Akialis if you need help identifying the difference between origination and servicing. Questions about posted payments, account balances, or transfer processing should be directed to the responsible servicer. This checklist does not change your payment obligations or substitute for the specific instructions and protections applicable to your loan.
